How to get your offer to stand out especially in a multiple offer environment: include a buyer intro letter to the seller

For some reason San Francisco has been left off the list.    As of November 2012 inventory was down by 38% from 2011 & months of inventory was ~0.9-1.2 months (depending on price point; a balanced market is considered 6 mos of inventory; less then= seller’s market) creating multiple offers &/or properties selling over list price on 75% of our 2012 listings (SFH/condos/lofts from SFAR MLS).

Another tip that has helped my buyers beat other offers is asking their lender to contact the list agent just after presenting their offer to answer any general loan related questions.

With inventory tight and prices rising, buyers in competitive markets like Silicon Valley and Seattle are returning to a boom-era tactic: writing heartfelt letters to sellers explaining why they should win the house.
