SF Hosting America’s Cup?

A new proposal to bring the America’s Cup sailing competition to The Bay presents several developers with a great opportunity to refurbish Pier 30-32. The leading design fuses modern design and open space with a nautical theme.

The America’s Cup event authority would be asked to pay $100-$150 million to strengthen the piers, dredge the area and install new breakwaters and utility lines. The City would then grant them the right to use the land as well as future development rights on the property.

The main design element is a huge amphitheater that would diffuse light but provide shelter from rain, wind and direct sun. The sailing teams would be based at Pier 50, offices at Pier 48 and a temporary marina for the racing vessels would be built off the Brannan Street wharf.

The plans will be presented to the Board of Supervisors for approval, and developers have promised the facilities would be ready by the end of 2012.

25-35 Dolores Finally Approved
Earlier this year we mentioned a development awaiting approval at 25-35 Dolores. Currently home to two closed auto body repair shops (vacant since 2006), the buildings date back to 1917.

This past week the Planning Commission moved forward on a plan that would allow the space on the corner of Dolores and Market to be turned into a four-story, 47-unit residential building.

The site would be developed by the same team that designed One South Park, the Levy Design Partners. The next steps in the process are to gain approval for an underground parking garage which could house 40 spaces, five more than is usually allowed in transit-friendly areas such as Market/Dolores.

The project could be completed in as little as 15 months. Cost is estimated at approximately $10 million. Some facts:

• 47 Residential units
• 40 Off-street parking spaces in underground garage
• 4 Studio units
• 20 One-bedroom units
• 15 Two-bedroom units
• 4 Thee-bedroom units
• Sizes ranging from approx. 475 sq. ft. to 1500 sq. ft.

Bounce Your Worries Away
Try this recipe for fun: start with an old airplane hangar in a terrific location, add wall-to-wall trampolines, mix in basketball hoops and anything else you think could be fun to play with while bouncing around a room, and stir.

Located in the Presidio near Crissy Field, House of Air has been under renovation/construction for the past eight months to transform it into an indoor trampoline park. There’s a section for “grown-ups” as well as the 7-and-under set. Group events from birthday parties and fundraisers to corporate events are the specialty.

Concerned with safety? Fear not! According the website, over 80% of all injuries occur when a jumper falls off the trampoline onto the floor. House of Air has minimized the risk by building trampoline walls, which means the jumper just bounces back onto the trampoline deck. They have safety netting, padding, safety gear (shoes with high ankle support) and supervision known as “Air Traffic Controllers.”
